Miller WA <br />FROM:`�ef, Current Development R FERENCES: <br />David Nearing <br />Staff Planner <br />It is requested that the data herein presented be given formal considera- <br />tion by the Board of County cmutissioners at their regular meeting of <br />December 18, 1985. <br />DESCRIPTIONS AND CONDITIONS: <br />Section 25(A).3 of the Zoning Code, "Regulation of Special Exception Uses", <br />authorizes the Board of County Commissioners to decide all applications for <br />special exception uses subsequent to a recommendation by the Planning and <br />Zoning Commission. Special exception uses are those types of uses that <br />would not generally be appropriate throughout a particular zoning district. <br />However, when special exception uses are carefully controlled as to number, <br />area, location, and/or relationship to the vicinity, such uses would not <br />adversely impact the public health, safety, comfort, good order, appear- <br />ance, convenience, morals and general welfare and, as such, would be <br />compatible with permitted uses within the particular zoning district. <br />The Planning and Development Division recently reviewed an application for <br />special exception approval, accompanied by a site plan, from the Indian <br />River Citrus League, Inc. Special exception approval is being sought to <br />construct an agricultural office building, a special exception use within <br />the A, Agricultural, zoning district. The applicant is proposing to <br />construct the facility on the south side of State Road 60, approximately <br />1/3 mile east of 82nd'Avenue (County Road 609). Since the proposed office <br />building will be occupied by the Citrus League and serve agricultural <br />clients, the facility constitutes an Agricultural business and is eligible <br />for special exception approval. As required, the site plan complies with <br />the specific criteria for agricultural businesses as delineated in [Sec. 25 <br />(A).1] "Regulations for Specific Land Uses. <br />At their regular scheduled meeting of December 12, 1985, the Planning and <br />Zoning Commission approved the site plan for the Indian River Citrus <br />League, Inc. Agricultural office building project. An analysis of the site <br />plan follows: <br />ANALYSIS: <br />The following is an analysis of the plan submitted for special exception <br />approval: <br />1. Lot size: 5 acres <br />• 2. Area of development: 1.93 Acres <br />3. Zoning Classification: A, Agricultural District <br />4. Land Use Designation: MD -1 Medium Density up to 8 units per acre. <br />5.
