DEC 18 PAcE 5 <br />7. Traffic Circulation: The site plan has been reviewed and approved by <br />the County Traffic Engineer. The site is accessed by a 22'foot wide <br />two-way drive from State Road 60. The access road extends 200 feet to <br />a point where it divides into a one-way loop drive that provides <br />access to parking spaces and the office building. <br />8. Drainage Plan: The site plan has been reviewed and approved by the . . <br />County Engineer. <br />9. Landscape Plan: The site plan is in conformance with Chapter 13}, <br />Landscaping" of Ordinance 84-48. <br />10. Utilities: The proposed on site well and septic system have been <br />reviewed and approved by the Director of the Environmental Health <br />Department. <br />11. Surrounding Land Uses: The surrounding properties are single family <br />lots in the Greenbriar Subdivision to the east, and vacant land to the <br />south and to the west. <br />The site plan is in conformance with the Zoning Code, and the proposed use <br />is compatible with the surrounding land uses. <br />RECONMENDATIONS: <br />Based on the above analysis, staff recommends that the Board of County <br />Commissioners grant special exception approval to the Indian River Citrus <br />League, Inc. for an agricultural office building in the A, Agricultural, <br />zoning district. <br />Commissioner Bowman asked if the Agricultural office at some <br />future time wants to abandon this property, whether we have any <br />way of getting this back into agricultural zoning, and Planning <br />Director Keating stated that they would be precluded from using <br />it for anything other than an agricultural type business. The <br />special exception approval says that this facility can be built <br />only because it is an agriculturally related use. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED by Com- <br />missioner Scurlock, the Board unanimously closed the <br />public hearing. <br />ON MOTION By Commissioner Bird, SECONDED by Com- <br />missioner Scurlock, the Board unanimously granted <br />special exception approval to the Indian River <br />Citrus League, Inc., for an agricultural office <br />building in the Agricultural zoning district. <br />54 <br />
