Long -Range Planning JEFF2 <br />It is requested that the data herein presented be given formal <br />consideration - by the Board of County Commissioners at their <br />regular meeting of December 18, 1985. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the twenty-five (25) acre tourist commercial node <br />located on U.S. Highway #1 in the Roseland area at the north <br />county boundary. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text to the Land Use Element of the Compre- <br />hensive Plan which provided for establishing boundaries for each <br />of the nodes as generally described in the text of the Land Use <br />Element of the Comprehensive Plan. <br />On November 21, 1985, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of these boundaries. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Roseland tourist commercial node <br />were prepared based on the following criteria: <br />1. The general description and size constraint of the nodes <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />nodes; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The Roseland Tourist Commercial node is described as: <br />"On the north county boundary at U.S. #1 is a twen- <br />ty-five (25) acre tourist commercial node." <br />All of the property proposed for inclusion in the node is <br />currently zoned C-1, Commercial District. The proposed node <br />boundaries follow property lines and the existing commercial <br />zoning district boundaries in all cases. <br />59 <br />DEC 1 900 3 PAGE 5 <br />
