Melsom I-95/C.R. 512 Memo <br />Staff Planner Long -Range Planning ROB2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of January 15, 1986. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the 240 acre commercial/ industrial node at the <br />I-95/C.R. 51.2 Interchange. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of land use element of the Comprehensive <br />Plan which provided for establishing node boundaries for each of <br />the nodes as generally depicted on the land use map and described <br />in the text of the land use element of the Comprehensive Plan. <br />On December 12, 1985, the Planning and Zoning Commission voted <br />3 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the factors used to determine the <br />proposed node boundary is presented. The analysis includes a <br />description of the current and future land uses of the node, as <br />well as physical and environmental considerations. <br />The proposed boundary for the I-95/C.R. 512 commercial/industrial <br />node was prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the land use element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Physical considerations; <br />6. Environmental constraints; and <br />7. Access to the transportation network. <br />30 <br />
