JAN <br />15 1986 <br />Boox <br />;a� 275 <br />that the boundaries <br />should be made big enough so no one <br />has <br />a <br />corner on the market and also so that someone would be able to do <br />something big as he felt this is the ideal location for a really <br />big node which would provide space for such things as factories, <br />etc. He, therefore, felt the node should be on both side of CR <br />512 and that additional acreage should be included on the north. <br />Chairman Scurlock suggested the possibility of adding 200 <br />acres and squaring the node off, but Commissioner Bird continued <br />to express concern about what would happen to the small <br />individually owned lots if we gave them industrial zoning and <br />made them non -conforming for residences. <br />Planner Shearer noted that there is a house under construc- <br />tion immediately west of the property owned by Attorney O'Haire's <br />clients. <br />Chairman Scurlock envisioned a little tiny subdivision out <br />in that location with absolutely no services provided. <br />Planning & Development Director Keating noted that there are <br />two subdivisions in this vicinity - Vero Lakes Estates and Pine <br />Lake Estates. He felt that providing commercial or industrial <br />uses on both sides of the road would be oriented more towards <br />strip development and felt staff made a good decision in keeping <br />the node away from the platted area. He pointed out that they <br />tried to allocate some nodal area to each quadrant of the <br />intersection, and he did feel the proposed configuration is <br />appropriate. <br />Discussion continued at length regarding past and proposed <br />nodal boundaries, and Chairman Scurlock suggested including more <br />acreage by going farther north to the property zoned CG and then <br />coming back across 1-95 to square off the node. _ <br />Staff felt that was logical rather than including the <br />platted area. <br />Attorney O'Haire noted that in this area, similar to Vero <br />Lake Estates, many of the lots sold in the original promotion <br />34 <br />M <br />
