REFERENCES: Citrus Ridge <br />Staff Planner, DISK <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on January 15, 1986. <br />DESCRIPTION AND CONDITIONS: <br />Citrus Ridge is a 20 lot, ±6.92 acre subdivision located between <br />2nd Street and 4th Street, west of Old Dixie Highway. The subject <br />property is zoned RS -6 (Residential Single Family up to 6 <br />units/acre), and has a LD -2 (Low Density Residential up to 6 <br />units/acre) land use designation. The building density is ±2.89 <br />units per acre on 1/4 acre size lots. All road rights-of-way and <br />easements are to be dedicated to the County. The applicant, <br />Charles A. Sullivan, Sr., is now requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The Citrus Ridge Subdivision received preliminary plat approval on <br />June 27, 1985. The submitted final plat is in conformance with <br />the approved preliminary plat. <br />The subdivision will be served by County water) and individual <br />septic tanks/drainfields will be utilized. Most of the <br />construction of required improvements has been completed. The <br />applicant has submitted an executed Contract for Construction of <br />Required Improvements, committing him to finishing all remaining <br />work within six months. <br />To secure the contract, an irrevocable Letter of Credit has been <br />submitted in favor of the County in the amount of $90,000.00. The <br />Public Works Division has approved the amount represented by the <br />Letter of Credit. The County Attorney's Office has approved the <br />form and legal sufficiency of the contract and Letter of Credit, <br />subject to them being signed and accepted by the Board of County <br />Commissioners. <br />RECOMMENDATIONS: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Citrus Ridge subdivision, accept the <br />submitted ,Letter of Credit, and authorize the Chairman to sign the <br />submitted Contract for Construction of Required Improvements. <br />4 <br />
