A wall or opaque fence. <br /> Any other buffer improvement(s) allowed under <br /> the provisions of section 926.08 of the land <br /> development regulations. <br /> B. The buffer improvement (s) shall be located <br /> within a buffer easements) as designated on <br /> the small lot subdivision plat. Said <br /> easement(s) shall be depicted on the final <br /> plat and shall be dedicated to the <br /> subdivision's property owners, association to <br /> ensure maintenance of the buffer easement <br /> improvement(s) shall be provided in accordance <br /> with the provisions of section 913.08 of the <br /> land development regulations. <br /> C. No structure(s) , other than those related to <br /> buffering, drainage or utilities, shall be <br /> located in the buffer easement. <br /> 7. Minimum building setbacks as specified in <br /> 971.41(9) (b)3. and 4. above, shall be depicted as <br /> a residential building envelope on the preliminary <br /> plat. Language shall be noted on the final plat to <br /> the effect that specially-approved setbacks are in <br /> effect on the lots. <br /> • Accessory single-family dwelling units <br /> - Section 971 41 (10) of the LDRs <br /> (a) The construction of an accessory dwelling unit on a <br /> residentially zoned lot shall be allowed subject to the <br /> Provisions of section 971.41(10) . The standards and <br /> requirements of this section are intended to make <br /> available inexpensive dwelling units to meet the needs of <br /> older households, single member households, and single <br /> parent households. This is in recognition of the fact <br /> that housing costs continue to increase, that households <br /> continue to decline in size, and that the number of <br /> elderly Americans is on the rise. <br /> (b) Districts requiring administrative permit approval, <br /> (pursuant to the provisions of 971.04) : <br /> A-3, A-2, A-1, RFD, RS-1, RS-2, RS-3, RS-6, RT-6, <br /> RM-3, RM-4, RM-6, RM-8, RM-10, Con-2, Con-3, Rose-4 <br /> 61 <br />
