Keati g, CP BLOCK H, UNIT #1, PINE <br />Planning & Development Director LAKE ESTATES SUBDIVISION <br />FROM: BeDavis REFERENCES: RE/Ade <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 12, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Nelson H. Ade, owner of the <br />subject property, for release of the rear lot 10 foot easement <br />of lots 10, 11, and 12, Block H, Unit 1, Pine Lake Estates, <br />being the westerly 10 feet thereof. Further, the applicant is <br />requesting the release of the rear lot 10 foot easement of lots <br />13, 14, and 15, Block H, Unit #1, Pine Lake Estates, being the <br />easterly 10 feet thereof. These lots are 70 feet in width and <br />125 feet in depth. It is Mr. Ade's intention to consolidate <br />the lots into one large building site, meeting the criteria of <br />the RS -1, single family zoning district, to construct a <br />residence on the site. <br />The current zoning classification is RS -1, Single Family <br />District. The land use designation is LD -1, Low Density <br />Residential, up to 3 units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Jones Intercable, and the Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to release of the easements. Zoning staff <br />analysis, which included a site visit, indicates that drainage__ <br />would be adequately handled on-site. <br />RECOMMENDATION: <br />Staff recommends to the Board, through adoption of a <br />resolution, the release of the rear lot 10' easement of Lots <br />10, 11, and 12, Block H, Unit 1, Pine Lake Estates, being the <br />westerly 10 feet thereof. Further, the staff recommends the <br />release of the rear lot 10 foot easement of lots 13, 14, and <br />15, Block H, Unit #1, Pine Lake Estates, being the easterly 10 <br />feet thereof, recorded in Record Book 123, Page 141 of the <br />Public Records of Indian River County, Florida. <br />10 <br />
