Keati g, P FOR PINEY OAKS SUBDIVISION <br />Planning & Development Director <br />FROM: Stan Boling ,4J REFERENCES: <br />Staff Planner <br />It is requested that the data herein presented by given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 12, 1986. <br />DESCRIPTION & CONDITIONS <br />Piney Oaks is a 6 lot subdivision of a ±3.08 acre parcel of land <br />located in the southwest portion of the Dixie Heights area, <br />between 4th Avenue S.W. and the Lateral "J" Canal. The subject <br />property is zoned RS -6 (Single -Family Residential up to 6 <br />units/acre) and has a LD -2 (Low -Density Residential up to 6 <br />units/acre) land use designation. The proposed building density <br />is ±1.95 units/acre. <br />This subdivision is being platted to legally establish a "metes <br />and bounds" subdivision, and will thereby rectify a violation of <br />the subdivision ordinance. The principal owners, Mr. and Mrs. <br />Robert (Dan) Powell received a variance from the Board of County <br />Commissioners on March 20, 1985, that waived road paving require- <br />ments. On October 10, 1985, the Planning & Zoning Commission <br />granted preliminary plat approval to Piney Oaks Subdivision. The <br />owners (Mr. & Mrs. Dan Powell, Ruth M. Powell, and James Van <br />Tuinen) are now requesting final plat approval. <br />ALTERNATIVES & ANALYSIS: <br />The owners have submitted a final plat that is in conformance with <br />the approved preliminary plat. Additional right-of-way is being <br />dedicated to the County via the plat dedication, to bring the 4th <br />Avenue S.W. and 16th Street S.W. right-of-way width up to County <br />standards. The Public Works Director has inspected and verified <br />that all required marl road and drainage improvements, in accord- <br />ance with the granted variance, have been constructed and are <br />acceptable to the County. The Environmental Health Director has <br />verified in writing that the future lot owners will be able to <br />obtain permits to utilize individual wells and septic tanks. All <br />applicable County regulations regarding final plat approval have <br />been satisfied. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to the Piney Oaks Subdivision. <br />ON MOTION by Commissioner Lyons, SECONDED by Commis- <br />sioner Bowman, the Board unanimously granted final <br />plat approval to Piney Oaks Subdivision. <br />FEB 12 1986 BOOK 63 PAG.C-577 <br />
