REFERENCES: <br />Richard Shearer, AICP a Hospital/Commercial Node <br />rhi af' T.nng-Rana P1 anni ng RORRRT <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 19, 1986. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the 205 acre hospital/commercial node located <br />along 37th Street (Barber Avenue). <br />On April 10, 1985, the Board of County Commissioners adopted <br />boundaries for the 130 acre hospital/commercial node. At that <br />time, the Board indicated that they felt the node should be <br />enlarged to include all of the hospital's property which consists <br />of 75 acres. This would enlarge the hospital/ commercial node <br />from -130 to 205 acres. <br />On December 18, 1985, the Board of County Commissioners adopted <br />an amendment to the Comprehensive Plan which enlarged the hospi- <br />tal/commercial node to 205 acres. <br />On January 23, 1986, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />On January 29, 1986, the Board of County Commissioners approved <br />the nonresidential zoning conversion ordinance. This ordinance <br />rezoned all of the Geoffrey Subdivision to RM -8, Multiple -Family <br />Residential District. The southernmost part of the subdivision <br />has been proposed for inclusion in the node previously. However, <br />on two previous occasions, the Board of County Commissioners has <br />determined that it was not appropriate to include this part of <br />the Geoffrey Subdivision in the node. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the factors used to determine the <br />proposed enlarged node boundary is presented. The analysis <br />includes a description of the current and future land uses of the <br />node, physical and environmental considerations. <br />The proposed boundary for the enlarged hospital commercial node <br />was prepared based on the following criteria: <br />1. The current adopted node boundary; <br />2. The general description and size constraint of the node <br />as described in the text of the land use element; <br />3.
