E. Release of Easement Request by Nelson H. Ade - Sebastian <br />Grove Estates Subdivision, Lots 4 and 7. Keatin I GROVE ESTATES SUBDIVISION <br />Planning & Devel pmerie Director <br />FROM: Betty Davis REFERENCES: R/E Ade <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 19, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Nelson H. Ade, owner of the <br />subject property, for release of the rear lot 5' easement of <br />Lots 4, and 7, Block 3, Sebastian Grove Estates. The easements <br />described as the southwesterly 5' of Lot 7, Block 3, and the <br />northeasterly 5' of Lot 4, Block 3, Sebastian Grove Estates <br />Subdivision. These lots are 70' in width by 110' deep. Mr. <br />Ade's intention is to consolidate the lots into one large <br />building site meeting the criteria of the C -H, zoning district, <br />for construction of a business on the site. <br />The current zoning classification is C -H, Heavy Commercial <br />District. The property is located within the Commercial <br />Industrial Node, just to the south of Sebastian City limits. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Jones Intercable, and the Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to release of the easements. The zoning staff <br />analysis, which included a site visit, showed that drainage <br />would be adequately handled on-site. <br />RECOMMENDATION: <br />Staff recommends to the Board, through adoption of a <br />resolution, the release of the rear lot 5' easement of Lots 4 <br />and 7, Block 3, Sebastian Grove Estates; being the <br />southwesterly 5' of Lot 7, Block 3 and the northeasterly 5' of <br />Lot 4, Block 3, Sebastian Grove Estates; as recorded in Plat <br />Book 5, Page 85 of the Public Records of Indian River County, <br />Florida. <br />BOOK 63 PnEW6 <br />
