It was determined that no one else wished to be heard. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Wodtke, Chairman Scurlock being <br />out of the room, the Board by a 4-0 vote closed <br />the public hearing. <br />Vice Chairman Lyons did not feel the issue of single family <br />or multi family is as important as the fact that the residents' <br />concept of their neighborhood and the concept outlined by our <br />Master Plan are not consistent. The point is that this area can <br />be developed to 6 units per acre, and it, therefore, is possible <br />that someone owning five acres could sell and where there is one <br />house, possibly there could be 30. He did not believe that <br />anyone was trying to mislead anybody, but he did not think the <br />people realize what can happen. If the residents wish to protect <br />their area, he advised that they go through a Plan change. <br />Commissioner Bird inquired about the geographical boundaries <br />encompassing the Winter Beach Small Area Plan, and Planner <br />Shearer advised that the eastern boundary is the Indian River, <br />the northern boundary is Hobart Road (77th St.), the western <br />boundary is Range Line Road (74th Ave.), and the southern <br />boundary is the North Relief Canal; so, actually it is quite a <br />large area, containing about 12 square miles. <br />Commissioner Bird also felt that when the League signed off <br />on this plan, possibly they did not understand that the Small <br />Area Plan does call for up to 6 units per acre over a large <br />portion of that land. If that is not what the residents wish, he <br />concurred that they should request a Comprehensive Land Use <br />change to a low density classification or we will be back in this <br />same position many times. The question today, however, relates <br />to whether we want to allow the 6 units to be developed in a <br />multi family or single family characteristic.
