Craver��EFERENCES: <br />Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 23, 1986. <br />DESCRIPTION & CONDITIONS <br />Rodolph Johnson, owner of Lot 12 and part of Lot 11 in Kanawha <br />Acres subdivision, has submitted a minor site plan as part of a <br />request for special exception approval of a guest cottage in the <br />RS -3, Single-family Residential zoning district. The subject <br />property is located on the west side of 49th Avenue, south of 12th <br />Street. <br />Pursuant to Section 25.3 of the Zoning Code, Regulation of Special <br />Exception Uses, the Planning and Zoning Commission is to consider <br />the appropriateness of the requested use based on the submitted <br />site plan and the suitability of the site for that use. The <br />Commission then concurrently makes a recommendation to the Board <br />of County Commissioners regarding the special exception use and <br />acts on the submitted site plan. The County may attach any <br />conditions and safeguards -necessary to assure compatibility of the <br />use with the surrounding area. <br />At their meeting <br />Commission considE <br />Zoning Commission <br />Commissioners that <br />be given, and gra; <br />approval of the <br />approved site plan <br />of March 27, 1986, the Planning and Zoning <br />:red Mr. Johnson's request. The Planning and <br />voted to recommend to the Board of County <br />special exception approval of the guest cottage <br />rated site plan approval conditioned upon Board <br />special exception use. An analysis of the <br />is as follows: <br />ANALYSIS <br />1. Size of Property: 74,000 square feet <br />2. Zoning Classification: RS -3, Single-family Residential <br />District <br />3. Land Use Designation: LD -1, Low Density Residential District <br />4. Building Area: 500 square feet <br />5. Off-street Parking Spaces Required: No additional parking is <br />required. <br />6.. Access: The guest cottage will be accessed via an existing <br />drive off of 49th Avenue. <br />7. Drainage Plan: A Stormwater Management permit is not <br />required, and drainage improvements are not necessary. <br />22 <br />
