Collins, II, <br />attorney representing J. <br />D. <br />Malone, <br />owner of Block 13 in Geoffrey Subdivision, pointed out that if <br />the Board decides to include this property in the commercial <br />node, there would be some incentive to reassemble these 50' x 90' <br />and 50' x 100' lots. With that incentive people would have the <br />opportunity to provide a buffer to the land on the northern edge <br />of the commercial node, 37th Place. In addition, he reminded the <br />Board that Mr. Malone's property is currently zoned RM -8 and if <br />it is left in the residential designation, Mr. Malone would be <br />left with an unbuildable piece of property because of the setback <br />requirements. Attorney Collins showed several slides of the <br />best and worst case scenarios for developing Block 13, and <br />concluded by urging the Board to include Block 13 in the <br />hospital/commercial node and rezone it back to C-1. <br />Robin A. Lloyd, attorney representing owners in the eastern <br />end of the Geoffrey Subdivision, noted that the slides presented <br />by Attorney Collins are just a little different than the aerial <br />view presented by staff, and Mr. Shearer confirmed that the <br />aerial view is the one being proposed today. <br />Ellis Buckner, proprietor of Mr. Boo Boo's Barbeque, was <br />very much disturbed about the effect on his business if Block 13 <br />remains in residential zoning, and urged the Board to rezone it <br />back to commercial. <br />Reverend Charlie Elton Jones, 1710 38th Lane, opposed.the <br />proposed boundary of the hospital/commercial node which includes <br />Blocks 13, 14, and 15 of the Geoffrey Subdivision, and wished to <br />have the northern boundary of the node at 37th Street rather than <br />37th Place. He explained that he has walked through the <br />community and talked to the residents and believe that they do <br />not want to move from their homes. If that area is rezoned to <br />commercial, the home owners in those blocks would lose the option <br />of rebuilding their homes if they burned down or were destroyed <br />in any other way.
