Pine Lake Estates, being the westerly 10 feet thereof. <br />Further, the applicant is requesting the release'. of the rear <br />lot 10 foot easement of lots 10, 11, and 12, -Block G, Unit #1,.. <br />Pine Lake Estates, being the easterly 10 feet thereof. These <br />lots are 70 feet in width and 125 feet in depth. It is the <br />Ade's intention to consolidate the lots into one large building. <br />site, meeting -the criteria of the RS -1, single family zoning <br />district, to construct a residence on the site. <br />The current zoning classification is RS -1, Single Family <br />District. The land use designation is LD -1, Low Density <br />Residential, up to 3 units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Jones Intercable, and the Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to release of the easements. Zoning staff <br />analysis, which included a site visit, indicates that drainage <br />would be adequately handled on-site. <br />RECOMMENDATION: <br />Staff recommends to the Board; through adoption of a <br />resolution, the release of the rear lot 10' easement of Lots <br />1, 2, and 3, Block G, Unit 1, Pine Lake Estates, being the <br />westerly 10 feet thereof. Further, the staff recommends the <br />release of the rear lot 10 foot easement of lots 10, 11, and <br />12, Block G, Unit #1, Pine Lake Estates, being the easterly 10 <br />feet thereof, recorded in Record Book 123, Page 141 of the <br />Public Records of Indian River County, Florida. <br />ON MOTION by Commissioner Lyons, SECONDED by Commis- <br />sioner Bowman, the Board unanimously adopted Resolu- <br />tion 86-25 releasing the rear lot 10' easements of <br />Lots 1, 2 and 3, Block G.
