Melsom LAWHON REQUEST <br />t�(� Long -Range Planning ROBERT <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 7, 1986. <br />DESCRIPTION & CONDITIONS <br />James L. Lawhon, the owner, is- requesting to rezone 3.0 acres <br />located west of Old Dixie Highway, South of 10th -Street <br />Southwest, and --.North of lith Lane, Southwest from RS -6, <br />Single -Family Residential District_(up to 6-units/acre), to RM -6, <br />Multiple -Family Residential District (up to 6 units/acre). <br />The owner intends to develop this property for multiple -family <br />residences. <br />On -March 17, 1986, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will, include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />Currently, the subject property is undeveloped. East of the <br />subject property, across Old Dixie Highway, is undeveloped land <br />zoned CH, Heavy Commercial District. South of the subject <br />property are undeveloped lots in the Dixie Heights Subdivision <br />zoned RS -6, Single -Family Residential District. North and West <br />of the subject property are undeveloped lots zoned RS -6. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property and the <br />land North, East and South of it as part of the U.S. 1 MXD, Mixed <br />Use Corridor (up to 6 units/acre).
