During subdivision and site plan review, the <br />wetland area should be delineated and no development should be <br />allowed in that area. <br />Utilities <br />County water and sewer facilities are not available for the <br />subject property, <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the Board of. <br />County Commissioners approve this request. , <br />Commissioner Bird commented about there beinga sand dune <br />and a wetland area on the same property, and Commissioner Bowman <br />explained that it is not a natural wetland, but an exposed <br />aquifer where they did sand mining. <br />Planner Goulet noted the wetlands are -primarily on the west <br />side of the property and will be taken care of on the site plan, <br />and Chief Planner Shearer further pointed out that the property <br />is surrounded on three sides by RMH-8 and development will be <br />concentrated on the east part of the property. <br />The Vice Chairman asked if anyone present wished to be <br />heard. There were none. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bird, the Board unanimously (4-0) <br />closed the public hearing. <br />MOTION WAS MADE by Commissioner Bird, SECONDED by <br />Commissioner Wodtke, to adopt Ordinance 86-33 rezoning <br />some 20 acres Located south of Vickers Road (99th St.) <br />and west of 64th Ave. from A-1 to RMH-8. <br />Commissioner Bird commented that he is not in favor of more <br />mobile home zoning in the county, but it just does not make any <br />sense to make this property anything else when it is surrounded <br />on three sides by similar zoning. <br />25 <br />MAY 21 1996 <br />Boob F$,,r 489 <br />J <br />
