Goulet 3P,(::A REFERENCES: <br />Staff Planner, Long -Range Planning County Int Request Rzn. <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 21, 1986. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone .77 acres from RM -6, <br />Multiple -Family Residential District (up to 6 units/acre), to CH, <br />Heavy Commercial District. The subject property is presently <br />owned by Bruce Chalker and is located east of Old Dixie Highway <br />on the north side of 69th Street (North Winter Beach Road) and <br />west of U.S. Highway 1. <br />On January 29, 1986, the Board of County Commissioners adopted <br />the nonresidential zoning conversion ordinance which rezoned all <br />of the nonresidentially-zoned property in the county in con- <br />formance with the Comprehensive Plan. The County Commissioners <br />recognized that, due to the extremely large number of parcels <br />that were being rezoned, there was the possibility that some <br />parcels might be overlooked or assigned to the wrong zoning <br />district. At that time, the Commission directed staff to <br />initiate any rezoning proceedings necessary to correct in- <br />advertent errors made in the zoning conversion process. <br />On April 10, 1986, the -.Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is currently vacant and is zoned RM -b, <br />Multiple -Family Residential District. The Appliance Warehouse, <br />zoned CH, Heavy Commercial District, is located directly to the <br />west of the subject property and is also owned by Mr. Chalker. <br />28 <br />� � i <br />
