Miller <br />Chief, Current Development <br />FROM: Stan Boling REFERENCES: Oakland Park <br />Staff Planner IBMIRD <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 21, 1986. <br />DESCRIPTION AND CONDITIONS: <br />Oak Land Commercial Park is an eight lot subdivision located on <br />the south side of Oslo Road, between 27th Avenue and 43rd Avenue. <br />The subject property is ±4.78 acres and is zoned CH (Heavy Com- <br />mercial District); however, the application was submitted- under <br />the C-2 zoning regulations in effect at that time. The subject <br />property has the MXD (Mixed Use District) land use classification. <br />Each lot is to be a minimum of 0.5 acres in size. All easements <br />and rights-of-way shown on the plat are to be dedicated to the <br />County. <br />ALTERNATIVES & ANALYSIS: <br />The Oak Land Commercial Park Subdivision received preliminary plat <br />approval on April 3, 1985. The submitted final plat is in confor- <br />mance with the approved preliminary plat. The proposed subdivi- <br />sion.will have public water provided by the County and the County <br />Utility Services Division has approved the water distribution <br />system. The use of individual septic tanks has been approved by <br />the Environmental Health Department. <br />The applicant has completed construction of all required improve- <br />ments, excluding the sodding of the right-of-way which is covered <br />by the Warranty Maintenance Agreement to ensure completion. The <br />applicant's engineer certifies that all improvements noted in the <br />land development permit have been completed as required. A <br />warranty maintenance agreement has been submitted, accompanied by <br />an irrevocable letter of credit in the amount of $8,250.00. The <br />Public Works Division has certified that the credit amount re- <br />presents 25% of the total cost of construction of improvements. <br />This letter of credit will be held against any defects found in <br />the required improvements for a period of one year. <br />The subdivision's drainage plans have been approved by the Public <br />Works Director. The plat also shows a 30 foot marginal access <br />easement, to be dedicated to the County, along the site's Oslo <br />Road frontage. Upon dedication, the marginal access easement may <br />be developed and used by owners of the abutting properties to the <br />east and west when these abutting properties develop. The pro- <br />vision of this marginal access easement is in accordance with <br />Comprehensive Plan policy of marginal access provisions along <br />arterial roads. <br />8 <br />r <br />
