Nearing REFERENCES: Sexton <br />Staff Planner eellf DAVE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 4, 1986. <br />PROPOSED DEVELOPMENT AND LOCATION <br />Acting on behalf of Randy Sexton, Carter Associates has submitted <br />a major site plan application to develop a grove maintenance <br />facility (agricultural business) which requires special exception <br />approval in the A-1, Agricultural Zoning District. The proposed <br />development will consist of a 6,250 sq. ft. building which will be <br />used for office facilities and to store equipment and chemicals <br />used in grove maintenance. The proposed site is located on the <br />southwest corner of the intersection of 17th Street S.W. and 43rd <br />Avenue. <br />Pursuant to Section 25.3 of the Zoning Code, Regulation of Special <br />Exception Uses, the Board of County Commissioners is to consider <br />the appropriateness of the requested use based on the submitted <br />site plan and the suitability of the site for that use. The <br />commission then concurrently makes a recommendation to the Board <br />of County Commissioners regarding the special exception use and <br />acts on the submitted site plan. The County may attach any <br />conditions and safeguards necessary to ensure compatibility of the <br />use with the surrounding area. <br />On May 22, 1986, the Planning and Zoning Commission voted to <br />approve the site plan and to recommend that the Board approve the <br />request for special exception use approval. <br />ANALYSIS <br />1. Size of Property: 14.6 acres <br />2. Area of Development: 2.08 acres <br />3. Zoning Classification: A-1, Agricultural (up to 1 unit/5 <br />acres) <br />4. Land Use Designation: LD -1, Low Density Residential (allows <br />up to 3 units/acre) <br />5. Building Coverage: 6,250 sq. ft. or .07o of area of <br />development <br />5, Off -Street Parking Spaces Required: 14 <br />Provided: 14 <br />6. Access/Circulation: The site is accessed off 17th Street <br />S.W. by a 22 foot wide marl drive. The traffic circulation <br />plan ha-• been approved by the Traffic Engineer. <br />7.
