Utilities: The Director of the Environmental Health Depart- <br />ment has approved the proposed on-site well and septic <br />system. <br />10. Surrounding Land Uses: North: Groves <br />hast: Groves <br />South: Groves <br />West: Groves <br />11. Requirements for Agricultural Business (Sec. 25.1): <br />1. Agricultural businesses may be allowed to locate the A-1. <br />'district only upon a finding by the reviewing body that <br />such businesses are directly related to or, provide <br />services for active agricultural operations and that <br />such uses would not be more appropriately located in a <br />commercial or industrial zoning district. <br />2. Agricultural businesses shall include, but not be <br />limited to: Agricultural business offices; fish hatc- <br />heries; and sales of agricultural equipment, products <br />and supplies. <br />3. Agricultural businesses shall not be interpreted to <br />permit wholesaling or processing operations. <br />Section 25.1 of the Zoning Code, Regulations for Specific Land <br />Uses, details specific criteria to be considered when reviewing an <br />agricultural business for approval as a special exception use. <br />All of the criteria have been met. Although the special exception <br />process allows the Board of County Commissioners to impose any <br />additional conditions to ensure compatibility of the proposed use <br />with surrounding property, the staff does not recommend the <br />imposition of any special conditions in this case. <br />RECOMMENDATION <br />Based on the analysis performed, staff recommends that the Board <br />of County Commissioners grant special exception approval to locate <br />an agricultural business in an A-1 zoning district. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Lyons, SECONDED by Commis- <br />sioner Bowman, the Board unanimously closed the <br />public hearing. <br />ON MOTION by Commissioner Lyons, SECONDED by Commis- <br />sioner Bowman, the Board unanimously granted Site Plan <br />Approval and Special Exception Approval for property <br />located at the SW corner of the intersection of 17 St. <br />SW and 43rd Ave. as requested by Randy Sexton and as <br />recommended by staff in their memo of May 19, 1986. <br />20 <br />
