' <br />DESCRIPTION AND CONDITIONS <br />Silver Sands (formerly known as Atlantis II) subdivision is a 15 <br />lot subdivision of a ±7.09 acre tract located on the east side of <br />S.R. A -1-A, north of Surf Colony. The property is zoned RS -3 <br />(Single -Family Residential up to 3 units/acre) and has an LD -1 <br />(Low Density Residential up to 3 units/acre) land use designation. <br />The proposed gross building density is 2.12 units/acre. <br />The subdivision received preliminary plat approval from the <br />Planning and Zoning Commission on February 14, 1985. Pradip <br />Manek, president of Salama Development Corporation, owner, is <br />requesting final plat approval and has submitted a final plat that <br />is in conformance with the approved plat. <br />ANAT.YST14 <br />The Public Works Division has inspected and verified that all <br />required subdivision improvements, including a dune crossover, <br />have been completed according to approved plans. The City of Vero <br />Beach has verified acceptance of the water system. The use of <br />individual septic tanks has been previously approved by the <br />Environmental Health Department. All subdivision improvements are <br />to be owned and maintained by a private property owners' asso- <br />ciation. Therefore, no maintenance agreement or security is <br />required. All applicable County requirements for final plat <br />approval have been satisifed. <br />RECOMMENDATION <br />B <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to the Silver Sands subdivision. <br />ON MOTION by Commissioner Bird, SECONDED by Commis- <br />sioner Bowman, the Board unanimously granted Final <br />Plat Approval to Silver Sands Subdivision as re- <br />quested by Salama Development Corp. <br />10 <br />
