Int. Hobart Memo <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 18, 1986. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to rezone <br />approximately 180 acres of Hobart Park located east and west of <br />58th Avenue (Kings Highway), and north of 77th Street, from <br />RS -3, Single -Family Residential District (up to 3 units/acre), <br />and RS -6, Single -Family Residential District (up to 6 <br />units/acre), to A-1, Agricultural District (up to 1 unit/5 <br />acres) . <br />Currently, approximately 31 acres of the park lying east of <br />58th Avenue are zoned RS -6; 149 acres lying west of 58th Avenue <br />are zoned RS -3, and approximately 479 acres (the remainder of <br />the park) are zoned A-1. It is the County's intent to place <br />park uses within these areas. Since public parks and recreation <br />areas are a use requiring an administrative permit in the RS -3 <br />and RS -6 zoning districts, and a permitted use in the A-1 <br />district, the A-1 district is considered the most suitable for <br />this use. <br />On May 8, 1986, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES AND ANALYSIS <br />In this section an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the.current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utilities systems, and any significant impacts on environmental <br />quality. <br />Existinq Land Use Pattern <br />The subject property contains Hobart Park and a County solid <br />waste transfer station. For that portion of the subject <br />property located east of 58th Avenue, the surrounding land uses <br />are vacant land to the north, and park land to the west, east <br />and south. For that portion of the subject property west of <br />58th Avenue, the surrounding land uses are groves to the north; <br />vacant land, scattered single-family residents, and agri- <br />cultural activities to the west, and vacant land and the Indian <br />River Highlands Subdivision containing single-family lots to <br />the south. <br />24 <br />
