Future Land Use Pattern <br />The Comprehensive Plan designates the entire subject property as <br />park. For that part of the site located east of 58th Avenue, <br />the property to the north is designated as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre) , and all of the land to the <br />east, south, and west is designated as parks. For that part of <br />the site located west of 58th Avenue, the land use designation <br />of the land to the north, south, and west is LD -1, Low -Density <br />Residential (up to 3 units/acre), while the land to the east is <br />designated as park. <br />Transportation System <br />The subject property has direct access to 58th Avenue <br />(classified as an arterial on the County's Thoroughfare Plan). <br />No additional traffic is expected as a result of this rezoning. <br />Environment <br />The subject site is not classified as environmentally <br />sensitive nor is it located in a flood -prone area. <br />Utilities <br />Currently no public utilities exist in the Hobart Park area. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the Board of <br />County Commissioners rezone that portion of Hobart Park <br />currently zoned RS -3 and RS -6 to A-1. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Lyons, SECONDED by <br />Commissioner Lyons, the Board unanimously <br />closed the public hearing. <br />ON MOTION by Commissioner Bird, SECONDED by <br />Commissioner Lyons, the Board unanimously <br />adopted Ordinance 86-39 rezoning 180 acres <br />of Hobart Park to A-1 as recommended by staff. <br />25 <br />BOOK 64 PAGE719 <br />
