Ke ting; AICP 2.4 ACRES FROM RM -6, <br />Planning & Development Director MULTIPLE -FAMILY RESIDENT- <br />IAL DISTRICT, TO CL, <br />LIMITED COMMERCIAL <br />DISTRICT <br />FROM: f� REFERENCES: <br />Richard Shearer Smith memo <br />Chief, Long -Range Planning <br />It is ,requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of July 2, 1986. <br />DESCRIPTION & CONDITIONS <br />Mr. Elson Smith, Jr., an agent for Reva Miller and N.B. Ryall, <br />Jr., the owners, is requesting to rezone approximately 2.4 acres <br />located on the south side of County Road 510 (Wabasso Road) and <br />approximately 300 feet east of U.S. 1 from RM -6, Multiple -Family <br />Residential District (up to 6 units/acre), to CL, Limited. <br />Commercial District. <br />The applicant is proposing to develop this property for <br />commercial uses. <br />On May 22, 1986, the Planning and Zoning Commission voted 5 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality-. <br />Existing Land Use Pattern <br />The subject property is undeveloped. North of the subject <br />property, across C.R. 510, is an old grove zoned RM -6 and CL. <br />East of the subject property is a citrus grove zoned RM -6. South <br />of the subject property are single-family residences zoned RM -6. <br />West of the subject property is vacant land and a bait store <br />zoned CL.
