COM1ERCIAL ZONING - VISTA ROYALE <br />HISTORICAL SEQUENCE <br />BOOK 6 PA,E ? 6 <br />EARLY 1972: Master Development Plan of Rezoning Requests <br />submitted to County. <br />JULY, 1972: County approves zoning in conformity with Master <br />Development Plan. Existing Commercial zoning of over 60 <br />acres was reduced and concentrated into a 22 acre "node". <br />LATE 1973: Development of Vista Royale commences. <br />1981: Comprehensive Land -Use Plan adopted by County. Plan <br />fails to recognize Vista Commercial Node and, therefore, <br />existing C-1 zoning voided by Plan. <br />MID 1983: Vista Properties seeks CLUP change to allow for <br />10.25 acres of commercial use. <br />SEPTEMBER 21, 1983: County Commission tables VISTA's request <br />Commercial & Neighborhood Node workshops. <br />EARLY 1986: Land "administratively" rezoned - from C-1 to OCR, <br />north of Boulevard, and C-1 to RM -10 on South. <br />JANUARY 27, 1986: VISTA files new request for CLUP change (create <br />node) and rezoning to CG affecting 5.5 acres. <br />MARCH 13, 1986: County Planning & Zoning unanimously recommends <br />10 -acre commercial node and rezoning to CL. <br />APRIL, 1986: VISTA amends application to request C.L. zoning. <br />Attorney Henderson emphasized that when the Comprehensive <br />Plan was adopted in 1981, it, in essence, wiped out their C-1 <br />zoning. He then compared the Vista property with The Moorings, <br />which was another early PRDtype development developed by an <br />overall master plan, noting that The Moorings had a commercial <br />piece on AIA and they were awarded a 10 acre node to develop that <br />piece. <br />Chairman Scurlock clarified that Attorney Henderson was <br />referring to Vista's master plan, not the County's Master Plan, <br />and further noted that no one from Vista Properties reported that <br />there was a problem when the Comprehensive Plan was adopted. <br />15 <br />
