�UL 15 <br />196 <br />BOOK 65 FF,;E <br />38 <br />this configuration had been left intact. <br />He did not see this <br />as <br />a reason to take some commercial zoning from one individual to <br />give it to someone else. <br />In regard to the CL on the Ansin property, Commissioner <br />Bird pointed out that hundreds of acres of commercial property <br />were taken away from Mr. Ansin when we eliminated that strip <br />zoning out there and created the node, and he believed some of <br />the reasoning why so much of it was left on that side of the road <br />was as a sort of trade-off or compromise. - <br />Planner Keating commented that this conformed with the <br />policy which was to encourage nodes to be developed on all <br />quadrants of an intersection, and we generally would not put <br />commercial besides a school and a cemetery; it was more <br />appropriate to put the node where it was shown. <br />Eric Fischer came before the Board and read a statement <br />from Henry Fischer, owner of an 105 acre residential subdivision <br />adjacent to the subject property, opposing the requested zoning <br />change. Dr. Fischer believed there is no need for this much <br />commercial in this location and felt property adjacent to a <br />school is a poor location for any commercial zoning. <br />In further discussion re the location oftheFischer <br />property, it was determined that it is within 600' of the subject <br />property. Mr. Miller noted what they are asking for doesn't <br />touch the Fischer property and he did not feel it would affect <br />it. <br />Discussion continued re the Board's feelings about this <br />request, and the Chairman and Commissioner Bowman indicated they <br />would vote to deny. <br />Commissioner Wodtke asked if there are 50 acres in the CL <br />right now, and Planner Shearer advised that there are 34 acres of <br />undeveloped commercially zoned land in this 50 acre node. <br />Commissioner Wodtke noted that apparently in order to create <br />any additional, we would have to increase the size of the node as <br />the only other alternative is to take it away from somebody else, <br />37 <br />
