FUTURE LAND USE PATTERN <br />The comprehensive plan generally designates the land to the <br />north, south, east and west of the node as LD -2, Low Density <br />Residential 2 (up to 6 units/acre), except that the U.S. Highway <br />1 MXD mixed use corridor transects the node area. The <br />comprehensive plan states "that commercial and industrial land <br />uses are anticipated to utilize the majority of land in this <br />corridor." The MXD area will provide additional area for <br />commercial and industrial development outside of the node area, <br />Recently the County approved -the John's Island Club request to <br />down -zone 50 acres from Light Industrial to RM -6, Multiple -Family <br />Residential District in the area of the Node. This rezoning <br />removed approximately 50 acres from the proposed C.R 510 and U.S. <br />Highway #1 Ccmmercial/Industrial node area. Based on this and <br />the existing and committed commercial development in the area, <br />the staff feels. that the node should be decreased from 150 acres <br />to 100 acres in size. <br />TRANSPORTATION SYSTEM <br />All of the parcels of land located in the area of the proposed <br />node either have primary or secondary access to U.S. Highway #1 <br />or C.R. 510 (both roads are designated as arterials on the <br />Thoroughfare Plan). <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the Board of <br />County Commissioners reduce the 150 acre C.R. 510/U.S. Highway #1 <br />commercial/industrial node from 150 acres to 100 acres. <br />Mary Jane Goetzfried of CCL Consultants came before the <br />Board representing Hobart Ridge, Inc., to oppose the reduction of <br />the node to 100 acres for the reasons set out in her letter: <br />40 <br />JUL 15 1986 BOOK 65 F UE 41 <br />
