RY. It is <br />essential that a sufficient area be provided to adequately <br />buffer the proposed development from existing and future <br />commercial/industrial land uses along Wabasso Rd. It is the <br />opinion of the land planners involved with the project that <br />this may best be accomplished by designating a commercial <br />area along the south side of C.R.510, this would afford the <br />owers of Hobart Ridge the opportunity to design and control <br />the type of commercial development that may occur <br />immediately adjacent to the residential golf course <br />community. <br />The attached map depicts the additional area that would, if <br />included, comprise the 130 acre commercial/industrial node. <br />As shown, the area would run parallel to Wabasso Road for a <br />distance of 660' from the center line of the road, extending <br />from the existing CH District boundary to Kings Highway. <br />Clearly, the altered configuration of the node on the south <br />side of Wabasso Road would correspond to the proposed node <br />boundaries north of the County road, thereby creating a <br />consolidated area where commercial development may take <br />place. <br />If I.may provide any additional information that may assist <br />the Board while considering this request, please contact me <br />at your earliest convenience. <br />Sincerely, <br />CCL CONSULTANTS, INC. <br />Mary Jane V.
