Miller & Hamilton request to amend <br />the Comprehensive Plan and to rezone <br />34 acres from A-1, Agricultural <br />District to General Commercial <br />District <br />Page 1 <br />Applications <br />STAFF RECOND4ENDATION <br />Based upon the above analysis, including the Planning and Zoning <br />Commission's recommendation and preferred zoning district, staff <br />recommends that a 10'acre commercial node be established for the <br />subject property and that the subject property be rezoned to CL, <br />Limited Commercial District. <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that this node be <br />enlarged to 450 acres. <br />Based on the above analysis, including the facts that thi <br />sl <br />property abuts the Aerodrome Subdivision, that this area is <br />experiencing more development pressure than when the <br />Comprehensive Plan was adopted, and the Planning and Zoning <br />Commission's recommendation, staff recommends that this property <br />be redesignated from AG to RR -2 and be rezoned from A-1 to RS -1. <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that, if the Oslo <br />Road/74th Avenue commercial/ industrial node is enlarged to 450 <br />acres, the south 16.5 acres of the subject property be rezoned to- <br />CG. Moreover, the staff and the Planning and Zoning Commission <br />recommend that the north 50 acres of the subject property be <br />changed to RR -2 on the Land Use Plan and be rezoned to RS -1. <br />Based on the above analysis, including the Planning and Zoning. <br />Commission's recommendation, staff recommends that this <br />Comprehensive Plan amendment request be denied. Based on this <br />recommendation and the staff's previous recommendation for the <br />boundaries for this node which would not include the subject <br />property, staff recommends that this rezoning request be denied. <br />
