BOOK 65 PAGE 16 - If - <br />Lloyd <br />Lloyd Danner, 7685 134th Street in Sebastian, stated that he <br />is in favor of establishing this zoning district because this <br />category would be the answer for approximately 9 lots along a <br />strip north of Sebastian, which property is no longer appropriate" <br />for single-family residential. He noted that County water and <br />sewer are going in up there and every little bit of development <br />helps pay the cost of putting in the utilities. <br />Bernie Jerrell, 7575 20th Street, emphasized that he lives <br />and works on SR -60, and that many professional offices have been <br />built recently on SR -60 between 20th Avenue and 43rd Avenue. He <br />maintained that there is a need for more professional offices <br />west of 43rd Avenue, but the County -will not allow it except in a <br />commercial node, and most professional people do not wish to <br />build offices next to a restaurant or some other retail use. <br />With regard to traffic generated by medical offices, he pointed <br />out that there is no problem at the Doctors Clinic. He believed <br />that the Board should establish this zoning district in order to <br />provide a vehicle for professional offices to serve the growing <br />population. <br />John Brenner, local architect, pointed out that there are <br />p <br />many old homes along major arteries that could be restored for <br />professional office use which would serve as a buffer to the <br />residential property beyond, and emphasized that a site plan <br />review still would be required and the Planning 8 Zoning <br />Commission still would have the discretion as to what buildings <br />can or cannot be erected or renovated. <br />ON MOTION by Commissioner Wodtke, SECONDED by <br />Commissioner Bird, the Board unanimously closed the <br />Public Hearing. <br />Commissioner Lyons pointed out that there are many places <br />out SR -60 between 43rd Avenue and 1-95 that could be used for <br />professional offices because of the commercial nodes and <br />neighborhood commercial zones already established. <br />33 <br />
