Mr. Shearer explained that this -zoning district would serve <br />as a vehicle in those areas where residential no longer seems <br />appropriate, but staff does not feel comfortable in opening those <br />areas to a broad range of uses. <br />Commissioner Lyons felt that while this we maybe something <br />we may want somewhere down the line, it would be a terrible <br />mistake right now, especially out SR -60 west to 1-95. <br />Commissioner Wodtke understood that staff's objection to <br />medical offices was based on the traffic generation, and Director <br />Keating explained that this is a compromise solution and what we <br />are looking for in the final product is something that looks like <br />residential. He pointed out that our parking ordinance only <br />requires one space for 300 sq. ft. for professional compared to <br />one space for 175 sq. ft. for medical. These requirements are <br />based on trip generation rates and the number of people attracted <br />to the type of use. <br />Commissioner Wodtke believed we would be better off to have <br />a doctor's office located in those outlying areas rather than <br />having people drive across town and tax our road network. <br />Commissioner Bowman did not care how many medical offices <br />t. <br />there are or where they were located, because she felt people <br />wish to go to their own doctor even if they have to drive across <br />town. <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. <br />Attorney Eugene O'Neill, representing himself and several <br />clients, briefly went over the history of the development of this <br />zoning district to show how positively it was received until <br />quite recently. He felt that it makes good planning sense as a <br />buffer between residential and a major arterial, particularly in <br />those residential areas where the only alternative is commercial. <br />Attorney O'Neill stressed that professional offices are needed out <br />SR -60 because of the tremendous growth and urged the Board to <br />create the Professional Office Zoning District. <br />32 <br />JUL 2 S 1986 <br />BOOK F"GE6 <br />
