Page 2 <br />Comprehensive Plan Amendment <br />Applications <br />Item ;f <br />DESCRIPTION <br />STAFF RECOMMENDATION <br />8. <br />County-initiatedrequest to amend <br />the Comprehensive <br />Based on the above analysis, including the Planning and Zoning( <br />Commission's <br />M <br />-NJ <br />Plan to redesignate <br />recommendation, the fact that all of the land within <br />the Hobart Road/US#1 Node from <br />the node is zoned CL, and that none of the industrial property in <br />p <br />Commercial/Industrial to a Commercial <br />Node <br />this area is located near the node, staff recommends that then <br />Hobart <br />Road/U.S. Highway #1 Commercial/Industrial Node be changed= <br />to a Commercial Node. <br />9. <br />County -initiated request to amend the <br />Based on the above analysis, including the Planning and Zoning <br />Comprehensive Plan to combine the Roseland <br />Commission's recommendation, staff recommends that the <br />o <br />Commercial and Hospital Commercial Nodes <br />Tourist/Commercial and Hospital/Commercial Node be combined and <br />and enlarge the Comrined Node by 20 acres <br />enlarged by 20 acres to form a'120 acre Hospital Commercial Node <br />at Roseland Road and U.S. #1. <br />10. <br />County -initiated request to amend the <br />Comprehensive Plan to <br />Based on the Planning and Zoning Commission's recommendation, the <br />establish a 15 acre <br />Industrial Node on Gibson <br />fact that the Board of County Commissioners designated the land <br />Street in Roseland <br />in the area of the proposed node as industrial; that the existing <br />uses in this area are industrial in nature; and that the area is <br />zoned IL, Light Industrial District, staff recommends that a 15 <br />acre Industrial Node be established on Gibson Street to <br />accommodate the existing uses which meet the performance. <br />standards for industrial designations described in the <br />Comprehensive Plan. <br />11. <br />County -initiated request to amend the <br />Comprehensive Plan <br />Based on the above analysis, including the Planning and <br />to enlarge the North <br />Gifford Road/US#1 Commercial <br />Zoning Commission's recommendation, staff recommends that <br />the <br />Node from 85 <br />to 90 acres <br />North Gifford Road/U.S. Highway #1 Commercial Node be <br />enlarged from 85 to 90 acres. <br />12. <br />County -initiated request to amend the <br />Comprehensive <br />Based on the above analysis, including the Planning <br />Plan by establishing a <br />and Zoning <br />Commission's recommendation, staff <br />Commercial Node at CR -510 between 62nd <br />recommends that the Board of <br />County Commissioners establish a 5 <br />co <br />and 64th Avenues <br />acre Commercial Node on the <br />south side of County Road 510 between 62nd and 64th Avenues.CO <br />13. <br />County -initiated request to amend the <br />Comprehensive Plan to create 15 <br />Based on the above analysis, and the Planning <br />a acre <br />Commercial Node at the intersection of <br />and Zoning <br />Commission's recommendation, staff recommends that the Board of <br />County Commissioners <br />`j <br />1st Street and 43rd Avenue <br />establish a 15 acre commercial node at the <br />intersection of 43rd <br />Avenue and 1st Street. <br />
