County -initiated request to amend the <br />Comprehensive Plan by enlarging the <br />I-95/CR-512 Commercial/Industrial <br />Node from 240 acres to up to 1000 acres <br />18. County -initiated request to amend the <br />Transportation Element of the Comprehensive <br />Plan to include a recommended long-range <br />major street and highway program for <br />Indian River County <br />Page 3 <br />Based on the above analysis, the alternatives examined, and the <br />Planning and Zoning Commission's recommendation, staff <br />recommends that the Board of County Commissioners establish a <br />ten (10) acre commercial node at the intersection of 27th <br />Avenue and the south County Line Canal. <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the Board of <br />County Commissioners redesignate the Sebastian U.S. #1 Node from <br />a Commercial/Industrial node to a Commercial node. <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the Board of <br />County Commissioners reduce the 150 acre C.R. 510/U.S. Highway #1 <br />commercial/industrial node from 150 acres to 100 acres. <br />Although the Planning and Zoning Commission recommended that the <br />node be increased to 1000 acres, the staff, based on the above <br />analysis, recommends that the C.R. 512/I-95 Commercial/Industrial <br />node be enlarged from 240 to 400 acres. The staff feels that the <br />proposed 400 acre node will'fulfill the commercial and industrial <br />needs of this area throughout the twenty-year life of the <br />comprehensive plan based on the limited amount of existing <br />commercial and industrial development in this area. <br />Based upon the above description and conditions, including the <br />Planning and Zoning Commission's recommendation, staff recommends <br />that the Board of County Commissioners amend the Transportation <br />Element of the Comprehensive Plan to include the recommended <br />Long -Range Major Street and Highway Improvement Program. <br />
