Miller AAKµ <br />Chief, Current Development '-t <br />FROM: Stan Boling /J•/S• REFERENCES: plaza at Vero <br />Staff Planner STAN2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 6, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The Plaza at Vero is a plat of the existing Luria's Plaza Shopping <br />Center parcel located on U.S. Highway #1, immediately south of <br />Indian River Plaza. This single parcel, approximately 16 acres in <br />size, is being platted to satisfy a condition of a site plan <br />approved for a remaining building in Luria's Plaza. The plat is <br />also being used to dedicate limited access easements, ingress/ <br />egress easements, and utility easements. <br />The subject property is zoned CG (General Commercial) and IG <br />(General Industrial), and has a MXD (Mixed Used District) land use <br />classification. <br />ALTERNATIVES AND ANALYSIS <br />The existing shopping plaza has access onto U.S. Highway #1 and <br />10th Avenue. Along the U.S. Highway #1 frontage, the plat <br />provides for limited access easements that will give the County <br />control over access to the highway. A traffic light, at the U.S. <br />1/Indian River Plaza entrance intersection, is to be completed in <br />conjunction with the approval of this plat. Also provided are <br />public access easements and an agreement between Luria's Plaza and <br />Indian River Plaza that is to allow for open access between the <br />two centers. The plat also designates utility easements that are <br />needed for proper access and maintenance. <br />All of the appropriate County departments have reviewed the plat, <br />and have indicated that it is acceptable for final plat approval. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval for the Plaza at Vero. <br />ON MOTION by Commissioner Bird, SECONDED by Com- <br />missioner Bowman, the Board unanimously granted <br />final plat approval for The Plaza at Vero. <br />8 <br />
