Goulet <br />Staff Planner, Long -Range Planning Clark Memo <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 20, 1986. <br />DESCRIPTION & CONDITIONS <br />William R. Clark, owner of the subject property, is requesting to <br />rezone 2.5 acres located east of U.S. Highway 1 and south of <br />State Road Ditch 6 Right -of -Way from RS -6, Single -Family <br />Residential District (up to 6 units/acre), to RM -6, <br />Multiple -Family Residential District (up to 6 units/acre). <br />The applicant is requesting this rezoning so that he may <br />construct an additional single-family home on the property. <br />On July 24, 1986, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the,site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property presently has one single-family residence <br />located on it. South of the subject property are several <br />single-family residences zoned RS -6. West of the subject <br />property across U.S. 1, is a single-family residence zoned CH, <br />Heavy Commercial District. North of the subject property, across <br />the State Road Ditch, are several mobile homes and vacant land <br />zoned RM -6, Multiple -Family Residential District. East of the <br />subject property is the Indian River. <br />Future Land Use Pattern <br />The subject property and the land immediately north and south of <br />it is designated as LD -2, Low Density Residential 2 (up to 6 <br />units/acre) on the Comprehensive Plan. Further north is a forty <br />(40) acre Commercial/ Industrial Node located on U.S. 1 at the <br />south Sebastian City limits. The land to the west of U.S. <br />Highway 1 is part of the U.S. 1 Mixed -Use Corridor. This <br />corridor runs to a point three hundred (300) feet west of the <br />F.E.C. Railroad. <br />The proposed RM -6 zoning -is in conformance with the LD -2 land use <br />designation and is consistent with the RM -6 zoning to the north <br />of the subject property. <br />AUG 2 0 1986 13 BOOK 65 uE 44® <br />
