Kea i g, P TO REZONE 3.5 ACRES FROM <br />Planning & Deve opment Director RM -8, MULTIPLE -FAMILY <br />RESIDENTIAL DISTRICT, TO <br />L MED, MEDICAL DISTRICT <br />J <br />FROIV� g hard Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 20, 1986. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone blocks 13, 14 and 15 <br />of the W.E. Geoffrey Subdivision (approximately 3.5 acres) <br />located ont the north side of 37th Street and the east side of <br />U.S. 1 from RM -8, Multiple -Family Residential District (up to 8 <br />units/acre), to MED, Medical District. <br />On April 23, 1986, the Board of County Commissioners adopted <br />boundaries for the 205 acre hospital/commercial node located <br />north of Indian River Memorial Hospital. These boundaries <br />include the subject property. <br />On July 10, 1986, the Planning and Zoning Commission voted 4 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property contains ten single-family residences, two <br />duplexes, two commercial establishments, and nineteen vacant <br />lots. North of the subject property is a church, several <br />single-family residences, and a duplex zoned RM -8. Further <br />north, are single-family residences, multiple -family residences, <br />and churches zoned RM -8. East of the subject property is a <br />rehabilitation hospital zoned MED. South of the subject <br />property, across 37th Street, is vacant land zoned MED. West of <br />the subject property are U.S. 1 and the F.E.C. Railroad tracks. <br />Future Land Use Pattern <br />The subject property and the land south and east of it are <br />included in the 205 acre hospital/ commercial node. The <br />Comprehensive Plan designates the land north of the subject <br />property as MD -1, Medium Density Residential 1 (up to 8 <br />units/acre). The land west of the subject property is in the <br />City of Vero Beach. The proposed zoning is in conformance with <br />the hospital/commercial node land use designation. <br />18 <br />
