Ked ing, ICP <br />loPlanning & De pnt <br />Director <br />RELEASE OF EASEMENT REQUEST <br />BY KATHLEEN SEVERANCE - <br />SUBJECT PROPERTY: LOTS 2, <br />3, 4, 5 AND 6, BLOCK 3, <br />ROSELAND GARDENS SUBDIVI- <br />SION <br />FROM: Betty Davis REFERENCES: Severance <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 9, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Kathleen Severance, owner of <br />the subject property, for the release of the common side lot 51' <br />easement of lots 2 & 3, 3 & 4, 4 & 5, and lots 5 & 6, Block -_3' 5 <br />Gardens Subdivision, being the southeasterly ' of <br />lots 2, 3, 4, and 5, Block 3,. Roseland Gardens Subdivision and <br />the northwesterly 5' of Lots 3, 4, 5 and 6, Block 3, Roseland <br />Gardens Subdivision as recorded in Plat Book 8, Page 25 of the. <br />Public Records of Indian River County Florida. It is the <br />owner's intention to consolidate the _lots into_ 3_ larger <br />building sites. <br />The current zoning classification is RM -6, Multiple Family <br />Residential District. The land use designation is LD -2, Low <br />Density Residential, up to six (6) units per acre. _ <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Plorida Power & <br />Light Jones Intercable, and Indian River County Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to the release of the easements. The zoning <br />staff analysis, which included a site visit, showed that <br />drainage would be adequately handled on-site. <br />RECOMMENDATION: <br />Staff recommends to the Board through adoption of a resolution, <br />the release of the common side lot 5' easement of lots 2 & 3, 3 <br />& 4, 4 & 5, and lots 5 & 6, Block 3, Roseland Gardens <br />Subdivsion, being the southeasterly 5' of lots 2, 3, 4, and 5, <br />Block �, Roseland Gardens Subdivision and the northwesterly 5' <br />of Lots 3, 4, 5 and 6, Block -3, Roseland Gardens Subdivision, <br />as recorded in Plat Book 8, Page 25 of the Public Records of <br />IndianlRiver County, Florida. <br />Boa 65 F,�, �, <br />SEP 1J <br />
