McCoy, AICP; Chief, Current Development <br />FROM: Ryan Sweeney; Senior Planner, Current Development <br />DATE: January 8, 2015 <br />SUBJECT: Beth Ann Atamer's Request for Special Exception Use and Conceptual Planned <br />Development (PD) Plan Approval for a Project to be known as Hampton Woods <br />East (PD -14-09-10) [95050141 - 72802] <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of January 20, 2015. <br />DESCRIPTION & CONDITIONS <br />Mills, Short & Associates, LLC, on behalf of Beth Ann Atamer, is requesting special exception use and <br />conceptual planned development (PD) plan approval for a 4 lot single-family PD to be known as <br />Hampton Woods East. The project proposes four residential lots on a 3.90 acre parcel located at 1540 <br />46th Avenue. As part of the project, various pre-existing structures will be removed from the site <br />including a small residence, garage, pool, pole barn, shed, and dog pen. The applicant is requesting PD <br />approval to obtain waivers (reductions) from minimum right-of-way width, minimum pavement width, <br />and minimum rear yard setbacks. The waivers for the right-of-way width and lane width are being <br />proposed to preserve the character of 46th Avenue while allowing development of a small, low density <br />subdivision. <br />➢ PD Project Process <br />The process involved in the review and approval of the subject PD application is as follows: <br />Approval Needed Reviewing Body <br />1. Conceptual PD Plan/Special Exception PZC & BCC <br />2. Preliminary PD Plan/Plat PZC <br />3. Land Development Permit (LDP) Staff <br />4. Final PD (plat) BCC <br />The applicant is now requesting approval of the first step.
