Keating, AICP REZONE 60.73 ACRES FROM <br />Planning & Development Director CG TO RM -6 AND TO REZONE <br />58.39 ACRES FROM RM -6 <br />AND RS -6 TO CG <br />5 <br />FROM: Richard Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented 'be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 14, 1986. <br />DESCRIPTION & CONDITIONS <br />Grand Harbor, Inc., an agent for the owners, is requesting to <br />rezone 60.73 acres (parcel .#1) located on the west side of the <br />Indian River at the approximate intersection of the river and the <br />49th Street extension from CG, General Commercial District, to <br />RM -6, Multiple -Family Residential District (up to 6 units/acre); <br />and to rezone 58.39 acres (Parcel #2) located on the west side of <br />the Indian River, south of the North Relief Canal and immediately <br />north of Parcel #1, from RM -6 and RS -6, Single -Family Residential <br />District (up to 6 units/acre), to CG. <br />The applicants are requesting these two rezonings to provide a <br />more efficient land use pattern within their overall development. <br />On September 25, 1986, the Planning and Zoning Commission voted <br />7 -to -O to recommend approval of these requests. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property consists of citrus groves, undeveloped land, <br />dredged waterways, filled land, and mangrove marsh. North of the <br />subject property are citrus groves, filled land and a <br />sedimentation basin located between the north relief canal and <br />the Indian River Lagoon; this area is zoned CG, RS -6 and RM -6. <br />Further north, across the north relief canal, are citrus groves <br />and' a mangrove marsh zoned RS -3 and RS -1, Single -Family <br />Residential -District (up to 1 unit/acre). East of the subject <br />property is the Indian River Lagoon. South of the subject <br />property is filled land and a mangrove marsh zoned RM -6.
