County wastewater service will be available <br />under phase 2 of the wastewater treatment plant if -the applicants <br />reserve capacity by paying the necessary impact fees. <br />RECOMMENDATION <br />Based on the above analysis, particularly the fact that* <br />conditions in this area have changed significantly since the <br />Comprehensive Plan was adopted in 1982, and considering the <br />Planning and Zoning Commission's recommendation, staff recommends <br />that the subject property be redesignated as LD -1, Low -Density <br />Residential 1. <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. <br />Mary Jane Goetzfried of CCL Consultants, representing the <br />Beutells, stated that it was the owners' intention to develop <br />this 150 -acre tract into a low density, single family residential <br />community. Based on the policies set out in the Comp Plan, it <br />has been the owners' contention that this, area could support more <br />than 3 units per acre. However, in an effort to cooperate with <br />the Planning staff and receive a positive recommendation, the <br />application was amended to request LD -1 at 3 upa.
