After those owners came in and <br />complained that their property values would go down and they. <br />would be unable to sell, they were granted limited commercial. <br />Mr. Hatch just wanted the same treatment they were given. He <br />believed it was very unfair that his property has been zoned <br />single family since it was zoned commercial all along. He <br />humbly asked the Board to expand the node from 50 to 57 acres <br />which would give.him 7 acres of his 340 ft. frontage on which to <br />build offices suitable for small businesses. <br />Commissioner Bird explained that the reason for granting <br />light commercial to the 3 residences was because of their <br />adjacency to the intersection. In establishing these commercial <br />nodes we have tried to consolidate the.commercial development <br />around certain major intersections rather than extend strip _ <br />fashion, and he believed if we go ahead and redesignate Mr. <br />Hatch's property to commercial, other property owners would be <br />asking for it also, which eventually would extend commercial all <br />the way to the main canal. <br />Mr. Hatch emphasized that he could only speak for his <br />property which has been zoned commercial for years and years. <br />Commissioner Lyons suggested that since commercial extends <br />to 5th Street SW on the west side of the road, that we extend it <br />to 5th St. SW on the east side of the road. <br />Mr. Shearer explained that commercial was granted on the <br />west side of the road because there were existing commercial <br />uses, and in addition, there was the constraint of the 50 -acre <br />node. Staff has a problem in justifying an expansion of the node <br />when only one-third of the 50 acres is developed. <br />Commissioner Lyons believed that even though there is no <br />request before us on the piece of property north of Mr. Hatch's <br />property to 5th St. SW, that we should include that whole piece <br />in the node out of fairness and consistency. <br />Peter Robinson, local developer, stated he tried to buy the <br />` property next to Mr. Hatch, but the owners refuse to sell.
