Keating, MCP SION <br />Planning & Development Director <br />FROM: Betty Davis F S: Cook <br />Code Enforcement Officer DIS:REMS <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 18, 1986. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Warren Cook, owner of the <br />subject property, for the release of the common side lot 5' <br />easement .of lots 13, 14, and 15, Block 8, Roseland Gardens <br />Subdivision, being the southeasterly 5' of lots 14 and 15, <br />Block 8, Roseland Gardens Subdivision, and the northwesterly 5' <br />of Lots 13 and 14,. Block 8, Roseland Gardens Subdivision as <br />recorded in Plat Book 8, Page 25 of the Public Records of <br />Indian River County Florida. It is the owner's intention to <br />consolidate the lots into 3 larger -building sites. <br />The current zoning classification is RS -6, Single Family <br />Residential District. The land use designation is_LD-2, Low <br />• Density Residential, up to six (6) units per acre. _ <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light, Jones Intercable, and Indian River County Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to the release of the easements. The zoning <br />staff analysis, which included a site visit, indicated that <br />drainage would be adequately handled on-site. <br />IL <br />RECOMMENDATION: <br />Staff recommends to the Board through adoption of a resolution <br />the release of the common side lot 5' easement of lots 13, 14 <br />and 15, Roseland Gardens Subdivision, being the southeasterly <br />5' of lots 14 and 15, Block 8, Roseland Gardens Subdivision, <br />and the northwesterly 5' of Lots 13 and 14, Block 8, Roseland <br />Gardens Subdivision, as recorded in Plat Book 8, Page 25 of the <br />Public Records of Indian River County, Florida. <br />12 <br />� � r <br />
