Shearer, REFERENCES: <br />Chief, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 18, 1986. <br />DESCRIPTION & CONDITIONS <br />Cardinal Industries, Inc., is requesting to amend the CL, Limited <br />Commercial District, and CG, General Commercial District, of the <br />Zoning Ordinance by reducing the minimum required floor area of <br />hotel and motel rooms from 300 square feet to 250 square feet. <br />Cardinal Industries is requesting this amendment because they <br />have plans to construct a -motel in the County in the future which <br />would have rooms containing less than 300 square feet. <br />The County established a 300 square -foot minimum requirement for <br />hotel and motel rooms in 1971. In July of 1985, the Board of <br />County Commissioners adopted new commercial zoning districts <br />which did not contain a minimum square footage requirement for <br />hotels and motels. However, on March 19, 1986, the Board amended <br />the CL and CG zoning districts to reestablish the 300 square foot <br />minimum floor area requirement. At that time, the Board <br />questioned whether or not the 300 square -footage requirement was <br />appropriate or whether a lesser square footage requirement would <br />be more appropriate. The staff did a survey of nearby local <br />governments based on this inquiry. <br />On October 23, 1986, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />The survey of nearby local governments resulted in the following <br />data: <br />Jurisdiction <br />Brevard County <br />Indian River County <br />Sebastian <br />Vero Beach <br />Indian River Shores <br />St. Lucie County <br />Ft.
