BOOK 66 <br />-Jr , 6 <br />In April when this information was presented to the Board, the <br />: Staff indicated that the survey indicated that the County's 300 <br />square foot requirement was adequate and middle-of-the-road <br />compared to the requirements in neighboring jurisdictions. The <br />staff also indicated at that time that if the square footage <br />requirement was lowered that the staff would recommend it be <br />lowered to 250 square feet. <br />In further reviewing this request, staff notes that the Standard. <br />Building Code requires a minimum of 150 square feet for the first <br />person occupying a dwelling and 100 square feet of additional <br />space for each additional person. The staff feels that most <br />hotel and motel rooms are designed for at least two occupants <br />which would require 250 square feet based on the Standard <br />Building Code. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the CL and CG <br />zoning districts be amended by reducing the minimum square <br />footage requirements for hotel and motel rooms from 300 to 250 <br />square feet. <br />The Chairman asked if anyone present wished to be heard. <br />Michael Slater came before the Board representing Cardinal <br />Industries, Inc. He informed the Board that they are a modular <br />developer and the reason 288 sq. ft. is a fixed number with them <br />is that they manufacture a non -variable unit which is then built <br />on site. They currently have 12 motels in the State of Florida <br />and are anticipating building another 13 in 1987 - one here out <br />near 1-95. This is a request that would allow them to do busi- <br />ness in this community based on the county's current ordinance. <br />They own and manage these motels themselves. They are known as <br />Knight's Inn or Arbor Gate Inns, and the one planned for this <br />area will have about 60 units. <br />Commissioner Bowman asked if their square footage is similar <br />to the rooms in an Econo Lodge, and Mr. Slater stated that it is <br />very similar - their room is 12 x 24 as opposed to the standard <br />13 x 24. <br />It was determined that no one else wished to be heard. <br />ON MOTION by Commissioner Bird, SECONDED by Com- <br />missioner Bowman, the Board unanimously closed.the <br />public hearing. <br />30 <br />
