The <br />additional 30 feet of right-of-way will bring 65th Street ROW <br />up to current standards when later acquired by the County. <br />Dedication of right-of-way is not required with minor site <br />plans; however, minor site plan procedures do require the. <br />applicant to reserve right-of-way for future acquisition. <br />8. Stormwater Management: The stormwater management plan has <br />been approved by the Director of Public Works. <br />9. Landscape Plan: The landscape plan is in accordance with <br />Ordinance #84-47. <br />10. Utilities: The site will have no well or septic facilities. <br />11. Off -Street Parking Required: 1 space <br />Provided: 1 space <br />12. Surrounding Land Uses/Zoning: <br />South: Grove/A-1, Agricultural <br />East: Grove/A-1, Agricultural <br />West: Groves/RFD, Rural Fringe District <br />North: Grove/A-1, Agricultural <br />13. Special Criteria for Rad; --'r-ansmission Towers: <br />i• -re setbacks from all property lines <br />equal L_ _,lured ten (110%) percent of the height of <br />the proposed structure. This provision may be waived or <br />modified upon a recommendation by the Director of Public <br />Works. <br />ii. Distance of any guy anchorage or similar device shall be <br />at least ten (10) feet from any property line. <br />Suitable protective -anti-climb fencing and a landscape <br />planting screening shall be provided and maintained <br />around the structure and accessory attachments. <br />iv. All structures shall be subject to the height restric- <br />tions provided in Section 25(A), "Height Exceptions". <br />V. If more than two hundred twenty (220) voltage is <br />necessary for the operation of the facility and is <br />present in a ground grid or in the tower, signs located <br />every twenty (20) feet and attached to the fence or wall <br />shall display in large bold letters the following: <br />"HIGH VOLTAGE - DANGER". <br />vi. No equipment, mobile or immobile, which is not -used in <br />direct support of the transmission or relay facility <br />shall be stored or parked on the site unless repairs to <br />the facility are being made. <br />vii. No tower shall be permitted to encroach into or through <br />any established public or private airport approach plan <br />as provided in the "Airport Height Limitations", of <br />Section 25(P). <br />Section 25.1 of the Zoning Code, Regulations for Specific Land <br />Uses, details specific criteria to be considered when reviewing a <br />communications tower for approval as a special exception use. All <br />criteria, have been met. Although the special exception process <br />allows the Board rf County Commissioners to impose any additional <br />conditions to F- ;ure compatibility of the proposed use with <br />surrounding prop :;y, the staff does not recommend the imposition <br />of any special conditions in this case. <br />72 <br />
