and such contractors shall provide proof of insurance to <br />County prior to commencing work on the premises. <br />8. Lessor shall have no responsibility whatsoever <br />.for any items of personal property brought onto the premises <br />by Lessee, its members, guests or invitees. <br />9. It shall be the duty of the Lessee to operate <br />the premises at all times for the convenience, benefit and <br />welfare of the public. Said operation shall always be <br />conducted in a clean, wholesome and proper manner, provided <br />further that the manner of operation of the building shall <br />always be subject to approval of the Lessor and that if any <br />time said premises are not operated in a manner entirely <br />satisfactory to the Lessor, or in the event the Lessee <br />otherwise defaults under this lease, then Lessor shall have <br />the right to notify the Lessee in writing of the default and <br />immediately terminate this lease. <br />10. No structure of any kind whatsoever shall be <br />built and the existing structure shall not be enlarged <br />without the express written approval of the County. Lessee <br />shall be permitted to remodel the building within twelve <br />(12) months of the date provided herein and shall perform <br />said work in compliance with all applicable state and local <br />laws including submittal of an application for site plan <br />approval and building permits, if necessary. <br />11. Lessee does hereby agree to indemnify and <br />save the County harmless from any and all claims, liability, <br />losses and causes of action which may arise out of this <br />lease agreement or the Lessee's activities in the demised <br />premises. The Lessee shall pay all claims and losses of any <br />nature whatsoever in connection therewith, and shall defend <br />all suits, at the County's request, in the name of the <br />County when applicable and pay all costs and judgments which <br />issue therefrom. <br />i.4 <br />3 <br />BOOK <br />
