Goulet REFERENCES: <br />Z"` Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 16, 1986. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the ninety. (90) acre commercial node located on <br />the east side of U.S. #1 at 45th Street (North Gifford Road). <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the <br />Comprehensive Plan which provided for establishing boundaries for <br />each of the nodes as generally described in the text of the Land <br />Use Element of the Comprehensive Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Plan which enlarged the <br />North Gifford Road/U.S. #1 Commercial Node from 85 to 90 acres. <br />On November 13, the Planning and Zoning Commission voted 6 -to -0 <br />to recommend approval of the proposed boundaries. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the North Gifford Road/U.S. #1 <br />Commercial Node were prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The North Gifford Road/ U.S. #1 Commercial Node is <br />described as: <br />"A ninety (90) acre commercial node located east of U.S. #1 <br />at the intersection of U.S. #1 and North Gifford Road." <br />All of the property proposed for inclusion in the node is zoned <br />either CL, Limited Commercial District; CG, General Commercial <br />District; or CH, Heavy Commercial District. The proposed node <br />boundaries follow property lines and the existing commercial <br />zoning district boundaries in all cases. <br />30 <br />
