Goulet REFERENCES: <br />.)a Staff Planner, Long -Range Planning <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 16, 1986. <br />DESCRIPTION & CONDITIONS <br />The Planning Department is initiating a request to establish <br />boundaries for the fifteen (15) acre industrial node located <br />between Gibson Street and the Florida East Coast Railway in <br />Roseland. <br />On September 12, 1984, the Board of County Commissioners adopted <br />an amendment to the text of the Land Use Element of the <br />Comprehensive Plan which provided for establishing boundaries for <br />each of the nodes.as generally described in the text of the Land <br />Use Element of the Comprehensive Plan. <br />On July 29, 1986, the Board of County Commissioners adopted an <br />amendment to the text of the Land Use Element of the. <br />Comprehensive Plan which created a 15 acre Industrial Node along <br />Gibson Street in Roseland. - <br />On November 13, 1986, the Planning and Zoning Commission voted <br />6 -to -0 to recommend approval of the proposed boundaries. <br />ALTERNATIVES & ANALYSIS <br />The proposed boundaries of the Gibson Street Industrial Node were <br />prepared based on the following criteria: <br />1. The general description and size constraint of the node <br />as described in the text of the Land Use Element; <br />2. The existing commercial uses in the general area of the <br />node; <br />3. The existing zoning pattern; <br />4. Property boundaries; <br />5. Traffic considerations; and <br />6. Environmental considerations. <br />All of the nodes are generally described in the Comprehensive <br />Plan. The Gibson Street Industrial Node is described as: <br />" A fifteen (15) acre industrial node located north of the <br />Sebastian City Limits between Gibson Street and the <br />Florida East Coast Railroad right-of-way." <br />All of the property proposed for inclusion in the node is <br />presently zoned IL, Light Industrial District. The proposed node <br />boundaries follow property lines and the existing industrial <br />zoning district boundaries in all cases. <br />36 <br />
