Existing Land Use Pattern <br />The uses which are located within the proposed boundaries of the <br />node include a county garbage transfer station, a mini -warehouse <br />complex, an aluminum products company, several mobile homes, and <br />an open storage yard for a house moving company. <br />The proposed node boundaries encompass all of the industrially - <br />zoned property in this area and the adoption of the proposed <br />boundary will prevent future encroachment of industrial uses into" <br />adjacent residential areas. <br />Environment <br />The node area is not designated as environmentally sensitive nor <br />is it in a flood -prone area. <br />TT+. , l , � ; -- <br />County water -and sewer facilities are not available in the node <br />area at the present time. However, the County is in the process <br />of developing plans for a wastewater treatment plant for the <br />North County. <br />Transportation System <br />The primary means of access to all of the property in the node is <br />130th Street (Gibson Street). Gibson Street is classified as a <br />secondary collector on the County's Thoroughfare Plan. Roseland <br />Road (classified as a primary collector) is the primary point of <br />access onto Gibson Street. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the proposed <br />boundaries of the Gibson Street Industrial Node be approved. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Wheeler, SECONDED by Com- <br />missioner Eggert, the Board unanimously closed the <br />public hearing. <br />Commissioner Bowman wished it noted for the record that this <br />was savannah and a secondary water recharge area fairly recently, <br />and this is good evidence of what happens if we don't take care <br />of these areas. <br />ON MOTION by Commissioner Eggert, SECONDED by Com- <br />missioner Wheeler, the Board unanimously adopted <br />Ordinance 86-83 establishing boundaries for the <br />37 <br />DEC 16 1986 BOCK 66 PAA76 <br />
